And Thanks Daniel for making me aware of this application - I checked out the
plans and was impressed in the size and design of the proposed 14 storey office
building - but have raised my objection to them - see below:
 
I would encourage you - if you have any concerns about the proposed development
- to also submit your voice onto the Council Website,

Hello,

RE: Plans in relation to St Michael's Flags & Angel Meadow Park - which is the
green park area bordered by Angel Street, Style Street and Aspin Lane.

Over the last 4-5 years significant regeneration has occurred thanks to the
Friends of Angel Meadow Park (FOAM), Manchester City Council and Groundwork to
transform St Michael's Flags and Angel Meadow Park - a once blighted area into a
green oasis enjoyed by local residents and many others.

I have viewed the plans for the 14-storey office - Co-Operative Building
proposed development and whilst am impressed with what will surely be a landmark
building for Manchester; I believe that its positioning/ location could take
more consideration of Angel Meadow Park.

As the planning document: 090606-EIA-0014.pdf shows, the proposed office block
will be significantly close to Angel Meadow Park and from the plans they don't
look compatible with one another. The office is facing away from the park
towards the CIS tower - and there is no detail in the plans of any access from
the office environment to the park area.

What would be beneficial would be to look at a more symbiotic relationship
between the proposed office plans and Angel Meadow Park - so that one can
benefit the other.

In my opinion this could include:

·    Incorporating into the 14-storey office plans an entranceway from the
building development facing Angel Meadow Park that would help to funnel office
workers towards the park where they could relax during their lunch hour.
·    Assistance in investment and sponsorship to allow further improvements to
Angel Meadow Park - a further phase of re-development is planned which aims to
open up corner of the park at the corner of Aspin Lane under the railway bridges
to create a new entrance way & re-build some of the historical features such as
the "Lowry Steps", into the park.
·    Better signage helping to keep Angel Meadow Park visible to people - around
the proposed Co-Op 14-storey office site.
·    Assurance that during the building phases of this proposed Co-Op 14-storey
office site that Angel Meadow Park itself will not be damaged or blighted by
disruptions.
