I definitely see your point. I'm 39, but have already come to the same conclusion as you have about forming a community of like-minded people instead of waiting for Mr. Right.
 
The problem I have found when talking to others about this is the difference between fantasy and reality. It's as if by talking about concrete plans, they're admitting that they're getting old, and in gay society this is not something we're supposed to do. Aging doesn't really bother me, but I don't think I'm in the majority.
 
I'm interested in forming such a community somewhere in the Mediterranean rim, though not necessarily on the sea.
